Gear Up for Spring Homebuying Season with these Six Tips

Given current predictions of falling interest rates and an uptick in housing inventory this spring, the near-term outlook for both buyers and agents is promising. With the big game and The Oscars behind us, and the nation’s most famous groundhog predicting an early spring, here are six tasks that agents should do now to prepare for spring homebuying season: 

  • Organize your workspace – Once you get busy, you may not have the time for these chores, so begin now to update, clean up, and organize both your physical workspace and your digital files. Refresh your website and update your CRM. 

  • Set reasonable goals – How many homes will you list this season? How many buyers will you work with, how many leads will you follow up with, and how homes will you sell? Writing your reasonable goals down on paper can give you a working roadmap. 

  • Work on lead generation – Stay active on social media, blogging, or checking in with past clients for referrals. Working all those potential leads now will set you up with spring prospects. 

  • Analyze your workload – If you are too busy with clients to keep up with administrative or social media chores, consider whether it’s time to hire an assistant and/or team with another agent. 

  • Make your buyers competitive - Be sure they are pre-approved. Prepare them with what they need to know to be truly competitive in this market. Stay current, so you can get them to view new listings at the earliest possible opportunity, and prep them to respond quickly to calls or texts. 

  • Get your sellers ready – The market may be spirited, so now is the time for prospective sellers to get their homes ready for viewing; make any minor repairs and cosmetic updates…clear away personal photos and excess furnishings…consider professional staging.
